Chicago Fire FC Unveils $650 Million Riverfront Stadium Renderings

Chicago Fire FC has released updated renderings for its proposed $650 million stadium, which will anchor the broader ‘The 78’ mixed-use development on the city’s riverfront. The 22,000-seat venue is being privately funded and marks a major infrastructure investment by club owner Joe Mansueto.

Designed by global architecture firm Gensler, the stadium will incorporate brick, steel, and glass to reflect Chicago’s industrial heritage. Construction is expected to begin in late 2025 or early 2026, with completion targeted for spring 2028.

The new stadium is central to the club’s long-term commercial strategy. Chicago Fire President Dave Baldwin said the venue is designed to elevate the club into the top tier of Major League Soccer (MLS) in terms of premium revenue. Plans include approximately 50 suites, 100 loge boxes, and 3,000 club seats—collectively representing more than 20% of total capacity.

Premium seating is expected to be a major economic driver, aligning with broader industry trends in stadium development across U.S. professional sports. Baldwin noted that the venue could double or triple the club’s current sponsorship revenue, which has already seen significant growth in recent years.

Beyond revenue generation, the stadium aims to enhance the matchday experience. A dedicated supporters’ section at the south end will feature safe-standing space for 2,000 fans, with a 35-degree seating rake designed to heighten atmosphere. A full canopy will provide weather protection for all spectators—an upgrade from the club’s current arrangement at Soldier Field.

The stadium will be integrated into the larger ‘The 78’ riverfront precinct, including access to a boardwalk and public plaza for pre- and post-match activations.

To support key commercial deliverables, Chicago Fire is working with Excel Sports Management on naming rights—an effort led by Jason Miller and John Nowicki. Excel has previously secured deals for MLS venues including Austin FC’s Q2 Stadium and Nashville SC’s Geodis Park.

Elevate Sports Partners is advising on ticketing strategy and overall project vision, while recent hire Ted Glick, appointed Chief Ticketing Officer and SVP of Stadium Programming & Events, will oversee operational readiness and revenue planning for the new venue.

The stadium’s design and its integration into ‘The 78’ reflects a unified approach between Chicago Fire FC and Related Companies, the master developer of the precinct, positioning the venue as a long-term urban and commercial asset.
